A mini-split's outdoor unit takes whatever the county throws at it, and Madison County throws a real load. 104 severe weather events were recorded in Madison County, Tennessee between 2015 and 2024. At that rate, a contractor looking at a failed compressor or a refrigerant issue has to work out whether the outdoor components have been stressed by repeated weather events or whether the system simply aged out. Those are different problems. Storm-related wear tends to show up in the condenser coil and the electrical components; age and low refrigerant charge show up differently. Getting that distinction right is what determines whether the repair is a targeted fix or the start of a longer conversation about the system.

Half the homes in Madison County, Tennessee were built in 1986 or earlier (2020-2024 ACS 5-year). A mini-split that has been running in housing this old has accumulated real service hours, and when a contractor opens the unit, what they find shapes the entire repair. The question that decides the job is whether the parts a system of that vintage still takes are in production. If they are not, the scope changes before any labor is priced. Refrigerant lines, coil condition, and control boards in units pulled from houses of this age can go either way, and the contractor's answer to the parts question determines what a homeowner is actually deciding.

The Parts of a Mini-split a Contractor Checks During Repair

Isometric illustration of a cutaway house showing two wall-mounted indoor air conditioning units connected by lines to a single outdoor condenser unit on the ground outside.

The indoor air handler mounts high on a wall inside the room and is where most homeowners first notice something is wrong, whether the airflow drops, the unit freezes over, or a noise starts. Inside it sit the evaporator coil, the blower wheel, and the drain line, each of which can be the source of a failure. The outdoor condenser unit holds the compressor and condenser coil, and faults there often show up as the indoor unit running but not conditioning the air.

A refrigerant line set runs between the two units through a small penetration in the wall, and a contractor checks it for leaks or damage whenever the system is low on refrigerant. The condensate drain line exits the indoor head and can cause water damage or trigger a shutoff when it clogs. The control board inside the indoor unit is another point a contractor examines when the system behaves erratically or fails to respond.

The drawing shows the general layout of a mini-split system, and a licensed contractor determines which components apply and what repair is needed in your specific home.
