A mini-split that needs repair in Anderson County has probably been carrying an ordinary load. 56 severe weather events were recorded in Anderson County, Tennessee between 2015 and 2024. At that rate, severe weather is an event in this county rather than a steady operating condition, so a refrigerant leak or a failed board is not something a contractor pins on storm exposure. What they look at first is how the unit was installed and how long it has been running. Sloppy line sets, undersized breakers, and years of deferred maintenance account for most of what goes wrong here.

Mini-split systems installed in older Anderson County homes have typically outlasted the original context they were put into, which means the house is rarely where the problem sits. Half the homes in Anderson County, Tennessee were built in 1977 or earlier (2020-2024 ACS 5-year). A contractor opening a unit here is working out whether the refrigerant circuit, the control board, or the condensate path is what failed, and whether the parts that system takes are still in production. When a repair stalls, it stalls on availability, not on what the walls or the attic contain.

The Parts of a Mini-split a Contractor Checks During Repair

Isometric cutaway illustration of a small gray house showing two rooms, one with a sofa and one with a bed, each with a wall-mounted indoor air conditioning unit connected by line sets to an outdoor condenser unit on the ground outside.

The indoor air handler is usually the first place a contractor looks. It mounts high on an interior wall, draws room air across a coil, and delivers conditioned air back into the space. When it malfunctions, the symptoms show up fast: weak airflow, ice on the coil, or air that does not reach the right temperature.

The outdoor condenser unit sits on a pad or bracket outside the house and holds the compressor and the second coil. Connecting the two units is a refrigerant line set that runs through a small penetration in the wall, alongside a condensate drain line and the control wiring. A fault in any of those connections can point a contractor to the source of the problem.

The drawing shows a typical layout, and a licensed contractor determines which parts apply to your specific installation.

Weather puts a load on heating and cooling equipment that no spec sheet fully accounts for. How hard a mini-split works, and how often it is pushed to its limits, is shaped by what the local climate actually does.
